Professional management and search engine optimization place a real estate agent’s site as one of the best sites on various search engines. A state-of-the-art website provides buyers with instant home search results, allowing them to find your home quickly and often when browsing the web. This is good news for you, the Seller, as more Buyers will see your home when they work with your real estate team!

Your local real estate agent should provide full-color weekly ads in local real estate publications, full-color in-home marketing flyers, and weekly communication about traffic and open houses when you choose to sell with them.

The first impression and curb appeal of your home

Your home’s first introduction is from the street, called “curb appeal,” and it will have a major impact on buyers’ first impression of how the home is cared for and maintained. Remember, buying a home is an emotional process, and make sure the home looks as good on the outside as it does on the inside. Be careful of:

*Remove any debris/trash, toys, trash receptacles, or clutter from the yard

* Have a freshly cut, neat/clean front lawn (a little fertilizer makes the lawn greener!)

*Trim bushes and hedges, weed all rock beds/rocks for landscaping

*Wash/freshly stain deck; wash the porches and make sure they are not stained

*Clean and paint/stain the front door of the house, service doors in the garage

*Make sure all exterior and interior lights are working

* Clean windows inside and out; make sure all windows are operational

* Cleaning gutters and downspouts

*Hallways should be swept and free of snow and ice during the winter months

*Garage must be clean and tidy – door must be closed for showings/open houses

through open doors

Most buyers don’t have a vision – help the buyer visualize their belongings in your home and present your home dressed to its best! Here are some minor investments that can yield big returns:

*Freshly Painted Walls – When it comes to prepping a home, fresh paint gives you the best bang for your buck

*Floors: At a minimum, all carpets must be steam cleaned. Any carpet that is worn, stained, or smelly must be replaced. If possible, any flooring that is cracked or damaged should be replaced.

*Clutter: If something is not necessary for your daily life, pack it in a box and put it away or throw it away!

*Cupboards – Closets should be neat, clean and organized.

*Cleanliness – The cleaner, the better. Dusting, washing, waxing and polishing will always make a good impression.

*Lights: Clean fixtures and make sure bulbs work.

*Windows: replace broken windows.

As always, look for more information, but keeping these points in mind will help put you on the road to a successful home sale in the Minnesota real estate market.
